Anonymised sample housing-disrepair matter

Inspect the full workflow — extracted input, merits assessment, quantum workings and a draft Letter of Claim — using a fictional matter. Names and addresses are invented; figures are indicative and cite the assumptions used.

1. Input & extracted facts

Fictional source documents: an Assured Shorthold Tenancy (commenced 2021, £950/month), the landlord's repair log, 14 dated photographs of damp and mould, a GP letter referencing respiratory symptoms, and an independent damp survey.

Extracted and structured by DisrepairIQ (for the fee earner to approve):

  • Tenant: "Tenant A" — assured shorthold tenancy, monthly rent £950, tenancy commenced March 2021.
  • Landlord: "Landlord B" (registered provider).
  • Defects: penetrating damp and mould — bedroom, bathroom and kitchen; severity assessed moderate–severe.
  • Notice history: first reported March 2024 by online portal; repeated notices logged April, June and September 2024; no substantive landlord response.
  • Health impact: GP letter obtained; respiratory symptoms recorded.

Nothing is treated as confirmed merely because it appears in an uploaded document. The fee earner remains responsible for checking and approving the extracted information. Uploaded source documents are purged after extraction.

2. Merits assessment (draft for supervisor review)

Liability: analysed under s.11 Landlord and Tenant Act 1985 and the Homes (Fitness for Human Habitation) Act 2018 (s.9A, England). The disrepair falls within the landlord's repairing obligations; the defect has been reported and remains outstanding beyond a reasonable period.

Claim strength: moderate–strong. Notice history is well-documented; landlord response is recorded as "acknowledged — no action".

Evidential gaps flagged for the fee earner:

  • Obtain an updated surveyor's report addressing causation.
  • Confirm whether the landlord carried out any inspection.
  • Quantify damaged belongings and redecoration costs with receipts.

Limitation: limitation date calculated as 6 years from breach; flag diary review.

3. Quantum workings (with cited assumptions)

Special damages — damaged bedding & redecorationItemised, receipts to be obtained£200£450

Figures are presented with their workings — not as an unexplained answer — and remain subject to professional review. The percentages and bands are cited assumptions, not established valuations.
